The average does not equal project valuation. Value rises or falls with exact location, finishing level, total payments, unit size, construction ratio, and delivery credibility. Why prices differ inside the same city
New Obour is not one homogeneous market. A unit in an area with ready services differs from one in a project under construction, and land at an early phase differs from a ready apartment. Even inside the same compound, value can change with facade, floor, and view.
