How to read this directory
Each project connects to three nodes: project → developer → district. We show published data and leave gaps clearly marked. Before any decision, review the developer page, the district page, and visit the site.
The status column tells you how far the project has been announced. "Announced project" means a name and developer are published, but construction progress and delivery timing need direct verification. "Under construction / announced launch" means the project has moved to an active construction phase according to the developer's published information. A "not published" location means the developer has not publicly specified the district or plot; this is a gap, not a judgment.
What to ask for each project
- Exact plot location and district boundary.
- Land allocation, license, and approved master plan.
- Build ratio, heights, and open-space percentage.
- Delivery date and link to construction milestones.
- Management company and maintenance-fee structure.
- Total cost including maintenance deposit, management fees, and finishing.
Red flags
- The project is marketed with no published source or official website.
- The location is described only as "New Obour" without a district or street.
- The sales team avoids providing a model contract or master plan.
- Delivery dates are stated orally but not written in the contract.
- Prices or growth promises are presented without a source or measurement date.
